Thank you for choosing to stay at our home. To ensure a comfortable, safe, and enjoyable experience for all guests, please read and follow the rules below. 1. Booking & Guest Requirements The lead guest making the reservation must be aged 25 years or older and must stay at the property for the duration of the booking. All guests staying at the property must be included on the booking. We reserve the right to request valid government-issued photo identification from the lead guest before arrival. Additional guests or visitors are not permitted without prior written approval from the host. We may decline or cancel bookings where there is reasonable concern regarding misuse of the property, inaccurate guest information, or previous breaches of booking terms. 2. Respecting the Property Please treat the property with care and respect throughout your stay. Any damage, breakages, or maintenance issues must be reported as soon as possible. Guests are responsible for any loss, damage, excessive cleaning, or additional costs resulting from negligence, misuse, unauthorised visitors, or breaches of these rules. When leaving the property, please ensure all doors and windows are secured and that keys are returned to the key safe. Charges may apply if a locksmith or replacement keys are required. The property should be left in a reasonably clean and tidy condition on departure. Excessive cleaning may result in additional cleaning charges. Please do not consume food or meals in the living room. 3. Smoking, Neighbours & Outdoor Areas Smoking and vaping are strictly prohibited inside the property. Smoking is permitted outdoors only. Please use the designated outdoor areas and dispose of cigarette butts responsibly. Guests must be respectful of neighbours at all times. Parties, events, excessive noise, or anti-social behaviour are not permitted. Quiet hours apply between 11:00 PM and 8:00 AM. 4. Comfort & Practical Information This is a modern, well-insulated home. To help prevent condensation and excess moisture, please ventilate rooms by opening windows when cooking or showering. Check-out is 11:00 AM, unless otherwise agreed in writing. Guests must not tamper with or modify the Wi-Fi network, router, smart devices, security equipment, or any other installed technology within the property. Please reverse park on the driveway where possible. The tarmac surface can be damaged by stationary wheel turning and sharp manoeuvres. 5. Use of Property Address The property address must not be used for any personal, financial, legal, commercial, or postal purposes, including but not limited to: Bank accounts Government agencies Local authorities GP registrations Vehicle registrations Business registrations Mail forwarding services Package deliveries beyond the duration of the stay Guests must not claim residency at the property under any circumstances. 6. Pet Policy We welcome approved pets subject to the following conditions: Guests must clean up and dispose of all pet waste from the garden and outdoor areas immediately. Any additional cleaning or remedial work required as a result of pet-related mess, damage, or odours may be charged to the guest. Pets must not be left unattended at the property without prior approval from the host. Guests are responsible for any damage or disturbance caused by their pets. 7. Late Check-Out Late check-out requests must be agreed in advance. Unauthorised late check-outs may incur additional charges, particularly where they affect cleaning schedules or incoming guests. We will always try to accommodate requests where possible. 8. Breach of Terms Failure to comply with these house rules may result in the booking being terminated without refund and/or additional charges being applied for damage, cleaning, security call-outs, lost keys, unauthorised guests, or other associated costs. By confirming the booking, guests acknowledge that they have read, understood, and agree to abide by these House Rules and Booking Terms throughout their stay.

Gorgeous little house, allowed us to check out late when we asked. Very helpful and clear. Decorated beautifully and clean! Had fans and windows open to try keep it cool in the heatwave for us!

Iosif was super responsive and went out of his way to help. The property is immaculate; super clean and comfortable and quiet. We were staying to attend a music festival every day at Catton Park and the house was ideally placed for this but also for amenities i.e. equidistant from the festival site and supermarkets. We had a lovely stay; whilst we wanted to attend the festival, we did not relish the camping out that this often entails; being so close by meant we had a lovely time and then could come back each night to a clean, quiet, super comfortable night's sleep.
